CONTINUING PROFESSIONAL EDUCATION SEMINAR

 

 

 

The Pasig Realtors Board (PRB) in cooperation with the Philippine Association of Realtors Board Inc. (PAREB) will conduct a Continuing Professional Education (CPE) for real estate Brokers and real estate Sales Persons in compliance with the new Implementing Rules and Regulation of RESA LAW. The CPE Seminar will be equal to 24 units applied.

The seminar will be held on August 21, 28 Saturday and 29 Sunday 8:00 – 5:00pm at the Development Academy of the Philippines Building, San Miguel Avenue Ortigas Pasig City.

The resource speakers will be Atty. Ariel T. Martinez one of the most sought after speaker and lecturer in the country and the author of the book “The Real Estate Service Act of the Philippines”. He is also a licensed Broker, Appraiser and real estate consultant.

The much awaited Implementing Rules and Regulations of R.A. 9646 or otherwise known as The Real Estate Service Act of 2009  was published today, July 24, 2010 Saturday in the Philippine Daily Inquirer Classified Adds Section and in Philippine Star Metro Section. After the 15 days of publication, the RESA Law will take effect.
The IRR were all signed by the Professional Regulatory Board of Real Estate Service (PRBRES) and of the Professional Regulatory Commission (PRC).

Congratulations to all Real Estate Consultants, Appraiser, Assessor, Brokers, Sales person and to the Regulatory Board headed by Hon. Chairman Eduardo G. Ong and to its 4 honorable members. August 7, 2010 will be the start of the new Real Estate Industry in the Philippines.

MANILA, Philippines - The new Real Estate Service Act of the Philippines, Republic Act No. 9646 (RESA), will professionalize 30,000 practitioners in the country and develop a corps of competent consultants, appraisers, brokers and assessors, both private and public, who can maximize the potentials of the industry.

This was the pronouncement of Dr. Eduardo G. Ong, chairman of the Professional Regulatory Board of Real Estate Service (PRB-RES) of the Professional Regulation Commission (PRC), during the recent Chamber of Real Estate and Builders Association (CREBA) general membership meeting.

Also during the meeting, CREBA, led by its national president, Jun Dulalia, launched its first International Convention to be held in Macau on October 26 & 27, 2010 and signed two (memorandum of agreements with Pag-IBIG on Social Housing Program and with Metro Manila Development Authority (MMDA) on a cable television tie-up regarding real estate.

RESA created the PRB-RES, composed of a chairperson and four members appointed by the President of the Philippines, under the administration of the PRC, to supervise and regulate the registration, licensure and practice of real estate service in the country.

Hence, the board will conduct the licensure examinations for practitioners and issue, suspend, revoke or reinstate certificates of registration or professional identification cards. It will likewise maintain a register of licensed professionals, monitor their practices and adopt a national Code of Ethics and Responsibilities for the sector.

Except for real estate sales people, Filipinos who want to be registered and licensed as real estate service practitioners must take an examination which the board will give at least once every year in places and dates that the PRC will designate. In addition, all real estate brokers and private real estate appraisers shall be required to post a professional indemnity insurance, cash or surety bond, renewable every three years, for at least P20,000.

Local schools will be offering a Bachelor of Science in Real Estate starting school year 2011-2012. The board, in cooperation with the Commission on Higher Education (CHED) and concerned state universities and colleges, will prescribe the curricula for academic courses in real estate service.

Violators of the law will be slapped with a P100,000 fine or two years imprisonment, or both, according to Ong.

“The RESA will provide opportunities for real estate practitioners to be called professionals and practice in other countries although the law is not as perfect as it should be,” he added.

At present, the PRB-RES is conducting consultations and public hearings about the Imple.

SMDC to launch low-cost housing projects in May 

SM Development Corp. (SMDC), the listed middle income property developer of tycoon Henry Sy, is joining the low-cost housing bandwagon as it bared a plan to offer condominium units priced P1.1 million and below.

Following the company’s shareholders meeting on Monday, SMDC vice chairman and chief executive officer Henry Sy Jr. said the company will launch the new “My Place” brand by the middle of next month.

He said the plan is to build at least five My Place projects this year until next, which will offer an average of 2,000 units per development.

The announcement came as the younger Sy expressed his bullishness over SMDC’s prospects, saying the firm would grow earnings by as much as half every year until 2015.

“We will try to make 30-percent to 50-percent growth in the next five years. This [is] in volume and profits,” said Sy yesterday. This, after
SMDC grew its net income 32 times to P1.9 billion in 2009 on the back of revenues which hit P5.3 billion.

The company’s profits grew 51 percent to P632 million for the first three months of 2010, buoyed by net income from real-estate operations, which jumped 48 percent to P628 million.

SMDC plans to launch at least four new projects in
Manila, Ortigas in Pasig City and Quezon City in 2010. At least one of these will be launched under My Place.

Just last month, Ayala Land Inc. also introduced a new low-cost unit Amaia Land which will build the company’s first project in Calamba, Laguna, offering an initial 1,300 units.

To offer a total of 2,000 units, Sy said the pilot My Place project will be a four-tower development to be built on a one-hectare property occupied by the former Danarra Hotel in Panay Avenue Quezon City.

Room sizes will average 20 square meters priced at no more than P1.1 million.

“How to alleviate the housing shortage is our goal,” Sy said, while adding that My Place will also cater to young, single professionals.

SMDC plans to spend between P4 billion to P8 billion this year to launch new projects.

On top of internal cash generation and bank loans, SMDC president Rogelio Cabunag said the board also approved yesterday the sale of as much as P10 billion worth of corporate notes.

He said the company engaged sister firm BDO Capital and Investment Corp. for the said issue which is composed of an initial P5-billion offer with an option to upsize by another P5 billion.

SMDC launched five projects in 2009. These were the
Princeton Residences, a one-tower project in Quezon City; Light Residences, a four-tower development at the corner of Edsa and Pioneer Street; Sun Residences, a two-tower project in front of Welcome Rotunda on Quezon Avenue; and Jazz Residences, with four towers on Jupiter Street in Makati City.

Launched outside Metro Manila was
Wind Residences, which will have 10 towers on a 15- hectare property on Aguinaldo Highway in Tagaytay. At present, SMDC has 12 projects.
